Where a Home Owner Warranty Takes Over When Your Insurance Ends.
With most home insurance policies expiring in the first few years after closing, a home owner warranty is a nice posterior appendage to your continued security. Why not safeguard your home and family as you face the secondary homeowner years – the era when a good majority of systems and appliances fall prey to age and deterioration.

Homeowner warranties are touted by many for the areas they pick up in where your home owner insurance leaves off. Home warranty insurance was created due to demand for protection from forces of nature and other catastrophes; chartbusters like fire and theft.

The best thing to do is carefully read the fine print and terms and conditions of both the homeowners warranty and home insurance policy. Compare and contrast. Important questions you should be asking include:

  • Are all systems and appliances covered or are there gaps? Are there overlaps?
  • What are the specifications for successfully filing claims on damage, under each policy? How are they alike? How are they different?
  • At what point would the logical choice be coverage exclusive to a home owner warranty?

If an event occurs that damages multiple variables within your home, it can become a bit tricky in determining which policy covers which damaged item.

One common conundrum occurs when two different units of your household are affected by one major event. For instance, say a pipe bursts behind one of the walls. Not only is there damage to the pipe but there is also damage to the wall. Now the pipe will most likely be covered by your home ownes warranty while any cosmetic damage done to the wall will, in most cases, be covered by your home insurance policy.  

Your home owner warranty will pick up the slack and make sure your clogged pipes and furnace failures are not abandoned. Most basic plans will cover your primary appliances and systems, like electrical and plumbing. Try a home owner warranty on for size and see to it that home and family is always Number One.
